Ask three companies what termite treatment costs in Thailand and you'll get three different numbers, two of which come with a "but we'd need to do a survey first," and one of which is suspiciously round. None of them will tell you why the numbers differ.

This guide does. One thing to set expectations: termite treatment cost in Thailand is the one area of pest control where a responsible company will refuse to give you a final price over the phone. Not because it's a secret, but because the number depends on things nobody can see from the sofa.

Why termites are priced differently from everything else

Most pest control is a known quantity. It's a sales call with a clipboard: a representative walks the house, finds reasons for concern, and the output is a package proposal — usually an annual termite-led contract from around ฿8,000 a year upward. The survey isn't worthless, but it's not independent, and it rarely includes moisture readings or a written report you can take elsewhere.

What actually drives the number

Perimeter length and what it's made of. A soil barrier is priced per metre of perimeter, and a metre of open garden soil is a trench. A metre of concrete driveway is a row of drilled and patched holes. A metre of party wall shared with a neighbour is inaccessible, which is one reason townhouses often steer toward baiting.

Slab area. Under-slab injection means drilling inside the house. More floor, more holes, more product. A house with an under-slab pipe network skips the drilling entirely, which is why the recharge cost is so much lower than a first-time barrier — and why you should ask whether a house has one before buying it. Active infestation vs prevention. Prevention is a barrier. An active infestation usually means localised treatment of what's infested plus either a barrier or baiting to deal with the colony, and often both. That combination is where the upper end of the range lives.

Finishes. Drilling through marble and patching it cleanly costs more than drilling through a carport. Some owners choose baiting for this reason alone.

Water table and flood history. Khlong-side and flood-prone plots need either a shorter barrier re-treatment cycle or a baiting approach; the upfront price may be similar, but the long-term cost structure differs.

How the big-brand annual packages are priced

Most of the well-known franchises in Thailand sell termite protection as a contract rather than a job. The pattern is consistent enough to describe without naming anyone:

• A free survey leads to a proposal for an annual package, commonly starting from around ฿8,000 a year and scaling with house size.
• The package bundles an initial treatment (usually a barrier or station install) with scheduled visits over twelve months.
• Renewal is where the model earns its money. Year two and beyond is priced as a package again, whether or not the house needs more than a check.
• Bait replenishment, additional stations, and treatment of new activity may or may not be included — read the contract.

There's nothing wrong with an annual contract if the house needs ongoing monitoring, which most Bangkok houses do. The question is whether you're paying for monitoring or paying package rates for a check-up. What a fair termite quote should include

• The product and active ingredient. Fipronil for a barrier, chlorfluazuron for Exterra bait. If they won't say, ask why.

• What's excluded. Extensions on separate slabs, the carport, the neighbour's side. Exclusions are normal; surprises aren't.

Replacing roof battens or floor joists in an older house costs more than that, and involves builders, not pest control.

Colonies of Coptotermes gestroi feed continuously and silently, and by the time damage is visible on the surface, the inside has usually been hollow for a year or more.
