Your Condo's Free Fogging vs Private Pest Control: Why You Might Need Both

Every few weeks, a notice appears in your building's lift or LINE group: fogging on Saturday morning, please close your windows. A man with a machine that sounds like a two-stroke motorbike walks the gardens and car park trailing white smoke, and for a day or two the mosquitoes by the pool seem to give up.

Then you go back upstairs and the cockroaches in your kitchen carry on exactly as before.

This is the great misunderstanding about condo fogging in Bangkok: residents assume it is the building's pest control programme, full stop — so when pests show up inside their unit, they either wait for the next fogging round to fix it (it won't) or conclude pest control doesn't work (it does; that just wasn't it). Condo fogging and private pest control are two different tools solving two different problems, and most Bangkok condo dwellers eventually need both.

What Condo Fogging in Bangkok Actually Is

Fogging — usually thermal fogging, sometimes ULV (ultra-low volume) misting — vaporises an insecticide, typically a pyrethroid, into a dense fog that drifts through outdoor spaces. It is the standard tool for adult mosquito knockdown across Thailand, used by condos, municipal health teams and schools alike, especially in rainy season and after dengue cases in the area.

Your juristic office pays for it out of the common-area fees you already contribute, under its duty to maintain common property. A contractor typically comes monthly or quarterly and treats:

• Gardens, landscaping and khlong-side or fence-line vegetation
• Car parks, basements and pump rooms
• Rubbish rooms and bin storage areas
• Drainage channels, gutters and sometimes corridor ends
• Pool surrounds and outdoor common decks

Some buildings pair fogging with larviciding (treating standing water so mosquito larvae never mature) and occasional baiting or spraying of bin rooms. Better-run buildings publish the schedule; many just fog and go.

None of this is a criticism. For what it targets — adult mosquitoes in shared outdoor space — fogging is cheap, fast and reasonably effective. A building that fogs regularly during dengue season is doing something real for residents' health, and it costs you nothing beyond fees you already pay.

What Fogging Does Well — and Its Three Built-In Limits

Fogging's virtue is coverage: the fog reaches dense vegetation, under parked cars, into drains — places no one is going to spray by hand. Its limits are just as structural:

• It only kills what it touches, while it touches it. Fog is a knockdown tool with minimal residual effect. Mosquitoes flying through the treated area during and shortly after fogging die; mosquitoes arriving from the neighbouring plot on Monday do not. This is why fogging is a schedule, not an event.
• It doesn't reach where crawling pests live. German cockroaches harbour inside cabinet hinges, motor housings, wall voids and drain stacks. Ants nest inside window frames and wall cavities. Bed bugs live in mattress seams and bed frames. Fog drifting past a building's exterior touches none of these.
• It stops at your door. The juristic office's legal duty — and its contractor's scope — covers common property. Inside your unit is private property. Their fog was never meant to solve your kitchen.

There's also a subtler limit: fogging is generic by design. The same fog goes into every garden regardless of whether your particular problem is Aedes mosquitoes breeding in a neglected fountain, roaches commuting up the drainage stack, or rats in the bin room. Fogging is a broadcast; most indoor pest problems need a targeted reply. The honest summary: fogging wins on price (free) and outdoor coverage; private treatment wins on everything that happens inside your four walls. They are not competitors. They are different layers.

When Fogging Alone Is Genuinely Enough

Not everyone needs to spend a baht on private pest control, and it would be self-serving to pretend otherwise. Fogging plus good housekeeping is usually sufficient if:

• Your only complaint is mosquitoes in outdoor common areas, and the building fogs on a regular schedule
• You see the occasional large American cockroach that wandered in — a visitor, not a resident (a big outdoor roach that flew or crawled in is a different animal from small German cockroaches breeding indoors, and the difference matters enormously)
• Your unit is on a high floor, well sealed, and you've never seen droppings, egg cases or ant trails inside

In that situation, the best money you can spend is zero. Fit tight drain covers, keep the balcony free of standing water, and let the building's programme do its job.

When You Need Private Treatment on Top

Fogging cannot help you — at any frequency — with:

• German cockroaches in the kitchen. Small, fast, breeding indoors. These require gel baiting at harbourages, which is precise, indoor work. Fogging the garden while a German roach population grows behind your fridge is treating the wrong postcode.
• Ant colonies in walls or window frames. Trails need to be traced and the colony baited; a fog pass outside achieves nothing.
• Bed bugs. Entirely an indoor, inspection-led problem. No building fog will ever touch a mattress seam.
• Mosquitoes breeding inside your unit — plant saucers, floor drains, an air-con drip tray. Indoor sources need indoor fixes.

Is Your Building's Condo Fogging Programme Any Good? A Bangkok Checklist

Since you're paying for it through common fees, it's fair to evaluate it. Buildings vary widely — some run thoughtful integrated programmes, others buy the cheapest smoke available and call it done. Five questions to put to your juristic office, politely and in writing:

• Is there a schedule, and can residents see it? A programme that can't tell you when it last fogged and when it will next fog is not a programme; it's an occasional event. Regularity matters more than intensity for mosquito suppression.
• Does the contractor larvicide as well as fog? Killing adult mosquitoes without treating the standing water they hatch from is mowing the lawn to stop it growing. Good contractors treat pump rooms, planters, gutters and drains with larvicide; it's cheap and dramatically extends the effect of each fogging round.
• Are bin rooms and drainage points treated with residual products? Fog alone in a bin room is theatre. A gel-baited, residually-sprayed bin room is where a building actually suppresses its cockroach reservoir — the same reservoir that feeds every kitchen upstairs.
• What products are used, and are safety notices issued? Any professional contractor can name its products and provide safety data. Residents with pets, aquariums, or respiratory conditions have a legitimate interest in the answer.
• Does the contractor report findings? The best building programmes generate short reports — where activity was found, what was done. If your building gets nothing but an invoice, the committee has no way to know whether it's buying results or smoke.

None of these questions is confrontational, and a decent juristic office will have decent answers to most. Where the answers are thin, the AGM is the venue to push for better — a building-wide programme upgrade often costs each unit less per year than a single private visit, and it lowers the pressure on every unit's interior at once. Rainy season, roughly May through October, is when both layers earn their keep: mosquito breeding accelerates and flooded drains push cockroaches indoors, so it's the season to plan around rather than react to.

Making Both Layers Work Together

The residents who get the best results treat fogging and private treatment as one system:

• Get the fogging schedule in writing from the juristic office, and close windows on fogging days — both for safety and so the fog stays where it's useful.
• Report common-area sources in writing. If your private technician traces roaches to the drainage stack or bin room — ours photograph and note this in the treatment report — send that report to the juristic office and ask its contractor to treat the source. A dated professional report moves committees in a way a verbal complaint never does.
• Time your private visit sensibly. There's no need to synchronise with fogging, but if the building fogs monthly, booking interior treatment mid-cycle gives you the most even coverage.
• Protect pets on both fronts. Condo fogging in Bangkok is a genuinely useful public-health layer that you've already paid for — appreciate it, ask for its schedule, and push the juristic office to aim it at real common-area sources. It was simply never designed to fix what's living inside your unit. For that, you need targeted, documented, guaranteed interior work — which is a different job, done by a different kind of provider, and worth paying for exactly once done properly rather than hoping the garden fog will someday commute upstairs.
